Elevate Your Sale: Tailored Strategies for Optimal Results

The Home Selling Process

It’s important to understand all the moving pieces that make up the home selling process.

number-1

Find The Right Agent

Finding the right agent is important for many reasons

Selling your home is an emotional decision and process, since a home is much more than the sum of its’ parts. A home is a part of your life and is full of cherished memories and we understand that and will help support you through the home selling process. Our goal is to make your home selling experience as easy and stress-free as possible, starting with getting to know you and your home. We will provide you with a detailed market analysis of your home and take all things into consideration when pricing your home for the market. You can rely on us to be your trusted advisor and sounding board throughout the process.

The Housing Market

Understand The Market & Your Homes Place In It

Wisconsin Special Properties has extensive knowledge and insights into the local market and communities, which includes a deep understanding of the local housing market. As a result, we can use data such as home features, size, location etc., coupled with our experience and expertise to compile an in-depth comparative market analysis (CMA) that will help us determine the right listing price for your home. Being careful not to over (or under) price your home will ensure we attract interested and qualified buyers to drive the maximum amount of traffic to your home.

number-3

Our Commitment To you

Knowing When To List

Wisconsin Special Properties encourages full transparency when it comes to selling your home. We will review all of our plans with you so that you are confident in our approach to selling your home as fast as possible for as much money as possible. Our listing agreement covers the permissions needed to list your home on the MLS as well as all of the third party websites. This is also where we will review WHEN to list your home and the details of what to expect next.

Putting Your Best Foot Forward

The Details Matter When Making First Impressions

You’ve likely heard that the largest selling factors are Location, Location & Location. However, fresh curb appeal and clean and decluttered interior are equally important. Wisconsin Special Properties will work with you to help maximize the factors that we CAN control. From staging, to professional photography and videography, we also have connections to local contractors to handle any property improvements that may need to be handled prior to listing. You only have a few seconds to make that first impression – together we will make sure that every second counts!

Receiving an Offer is the Start of Negotiations

Once we have secured an offer (or multiple offers) on your property, buyers are prepared to negotiate. Wisconsin Special Properties will use every negotiation tool we know to help you secure the best terms possible on your home sale. We will advise you of all of the terms and conditions offered by the potential buyer as well as your options for a reply. Here we will cover the sale contingencies, financing being used and any other terms being offered by your potential buyer as well as laying out all of your options for moving forward.

Closing the Sale

Working Through the Contract Terms to Complete Your Sale

Now that terms have been agreed upon, Wisconsin Special Properties will support you throughout the final steps of selling your home. We will work closely with the Buyers Agent and Lender to ensure all terms of the contract are met in a timely manner and that all necessary paperwork is completed. Dates for all terms will be laid out and followed leading up to your final closing date where all that will be left is for you to sign the closing documents and celebrate the successful sale of your home!

Stacy was amazing to work with.
